When the very fabric of a building has been damaged by ground movement, you need to act quickly as you really are on borrowed time. Any part of a building may suffer damage due to ground movement. To all outward appearances the damage may appear minor, with cracks in the brickwork and distortions in the general fabric. However, the function of the affected parts of the building will have a significant impact on the type of subsidence repair which may be required.

The first requirement of any subsidence restoration job is to assess structural soundness. Important load bearing elements will require a structural repair. Where brickwork has cracked it is essential that the strength is restored. Where damage is severe this can only be achieved by taking down brickwork and starting again. In lesser cases brickwork can be repaired by injecting resins into the cracks, producing joints that are effectively stronger than the bricks themselves.

There are a number of proprietary repairs to brickwork and concrete that are presently available. These usually involve the introduction of steel reinforcement to the masonry and locking it in place using either resins or cement-based materials.
